Why Should You Schedule A Chimney Real Estate Inspection Before Buying A Home?

During a real estate inspection, we’ll look into the details, using video scan equipment to capture close up video and photo documentation of the chimney and fireplace interior. As Chimney Safety Institute of America (CSIA) certified sweeps, we know what important things to look for and we’ll identify what needs to be done (if anything) to restore the chimney system and bring it up to code.
Some of things we consider include:
- the condition of the chimney flue
- the condition of the chimney stack or chase
- the condition and function of the fireplace damper
- the condition and design of the smoke chamber
- the condition and installation of the chimney cap
- the condition of the chimney crown or chase cover
- the condition of the flashing at the base of the chimney
- the condition of the firebox paneling or firebrick
- clearance from combustibles
We’ll look for blockages in the flue that could lead to a chimney fire or carbon monoxide issue; the buildup of flammable and corrosive creosote; cracks or gaps in the system that could allow heat to transfer to nearby combustibles and spark a fire; and rusted components, efflorescence, spalling, flaking, and other deterioration that could signal a chimney leak. We’ll also check for proper fireplace and chimney installation and connection.
When we’re done, you’ll be provided with a full report for your reference and records.
